Off Grid is a residence management and private concierge company in Florida. We take on few houses and run every part of them: the rates, the listing, the guests, the turnover between stays, and the person who picks up at eleven at night.

There are two ways to run this business. One is to sign every house that will have you, hire against the volume, and hope the average holds. The other is to take on fewer properties than you could, and stay close enough to each one to be answerable for it. We do the second, and it is a decision rather than a stage we are passing through.

That choice sets everything downstream. A short list means the same people know every house, which is why a guest gets one contact instead of a queue, and why an owner gets an answer from someone who has stood in the room being discussed. It also means we say no more often than we say yes.

We work one state rather than a map covered thinly. Staying inside Florida is what makes the rest of this possible: a manager who can be standing in the property within the hour is worth more than one with an office two time zones away.

Management is a word that covers everything and promises nothing. Here is what it means in practice, in the order it happens.

    Before the first guest

    We photograph the house properly, write the listing ourselves, and set the terms of the stay: who it suits, what it sleeps, and what it is not. Most of the work that decides a property's first season is done before it is ever bookable.

    The calendar, every week

    Rates are not set once and left alone. Each week we read the property against the homes a guest is genuinely choosing between, and adjust. The owner sets the floor and approves the approach; the weekly work after that is ours. A calendar is judged on the season, never on any one booking.

    Between every stay

    Each departure is followed by a clean and an inspection, and the inspection is not the clean. Someone checks the house against a list, replaces what has gone missing, and flags what is wearing out before a guest is the one to find it. Small repairs happen in the gap between stays instead of waiting for a quarterly visit.

    When something goes wrong

    Eventually something does. A guest is locked out, a pool pump fails, an air conditioner quits in August. Every property has a named contact and a second who covers them, and someone who can be at the house within the hour. The owner hears about it with the fix already underway, not as a question.

Why a coordinate,and not a name.

Every residence we represent is published by its position and its region. Never by the name of the house, and never by its address.

A named house is a searchable one. Put the name into any engine and you have the street, the neighbors, the last sale price and often a floor plan. For the people who stay in these houses, that is the entire problem. So the identifying detail we publish is the one that describes the coast without describing the door.

It is also why the site is set the way it is, closer to a survey plate than a brochure: hairline rules, a position, a plate number, and no adjective doing work a photograph should be doing. A plate records what is there. It does not sell it.

What does Off Grid do?
Off Grid is a residence management and private concierge company in Florida. We manage luxury short-term rental homes on behalf of their owners, covering pricing, listings, guest communication, housekeeping and maintenance, and we look after the guests who stay in them for the length of the stay.
Where does Off Grid operate?
In Florida. We work one state rather than a long list of markets, because a manager who can be at the property the same day is worth more than one with an office elsewhere. If you are weighing a home outside the state, ask us anyway and we will tell you honestly whether we are the right fit.
Does Off Grid manage properties for owners?
Yes. Property management is the core of the business. The owner keeps the house and approves the approach to rates and the calendar; we run the listing, the pricing, the guest relationship, the turnover between stays and the maintenance, and report on all of it.
Is Off Grid a booking site or a management company?
A management company. Every home on this site is one we manage ourselves, which is why stays are booked directly with us rather than through a listing platform, and why the person who confirms a stay is the person responsible for it.
What does Off Grid charge to manage a property?
Management is quoted per property, because the work is not the same for a three bedroom beach house as for a waterfront estate. We look at the property, its market and the calendar you want to run, then give you the number and what it covers before anything is signed.
