Luxury vacation rental managementin Tampa Bay.

People come to Tampa for a game, a convention, a wedding or to see family, more than for the beach. Many of them arrive on a weekday, so we price weekdays to book. You keep your own Airbnb account and your own payouts.

The short answer

Off Grid is a co-host for short-term rentals in Tampa and Hillsborough County. The listing stays in your name on Airbnb and Vrbo. Airbnb and Vrbo pay you directly. We set the prices, answer the guests and book the cleaners and repairs. Each month we send you a statement. It shows what the house earned and the fee you owe us.

Most Tampa rentals we see are condos or townhouses. Most of those sit under an association with its own rules about guests. We read those rules before we quote. A house in Seminole Heights or Apollo Beach is simpler. There, the only question is what the city or the county allows at that address.

The ruleswhere your home is.

  1. The state

Florida DBPR and Department of Revenue

A home listed on Airbnb or Vrbo needs a Florida vacation rental license. The state licenses a home rented over three times a year for under 30 days or a calendar month. Each stay of six months or less carries sales tax, paid to the Department of Revenue.

  2. The county

    Hillsborough County Tax Collector

Each stay of six months or less also carries Hillsborough County's tourist development tax. The owner, manager or operator collects it from the guest. They pay it to the Hillsborough County Tax Collector each month.

  3. Your address

    Checked before onboarding

Your exact address decides the local rules. The home may sit in the City of Tampa, in another city, or in the county outside any city. A condo or homeowners association can add its own rules. We check all of this for your address before we take the home on.

This is a summary for owners, not legal advice. Confirm with the county or city before you list.

Can I rent my Tampa condo on Airbnb if my association restricts short stays?
Your association's rules come first. We read its documents before anything else. If they set a 30-day minimum, nightly stays are not allowed, whatever the city allows. If they allow short stays, we follow any limit they set. If they do not, a monthly lease may be the better use of the unit, and we tell you so.
Who collects the tourist tax on a Tampa vacation rental?
Hillsborough County collects its tourist development tax. The state collects sales tax. Airbnb pays some of this for you on some bookings and not on others. Before the first guest, we check what each platform pays for your listing, so nothing is paid twice.
How do you price a Tampa home around game days and conventions?
We start from what nearby homes charged on the same dates last year. Then we set a rate for each night and change it as the dates fill. We raise rates early for Bucs home games, arena concerts and large conventions. We do not cut a Tuesday deeply. In Tampa, a Tuesday often books.
Do you manage homes outside the city of Tampa?
Yes, anywhere in Hillsborough County. If the house is across the bay in Pinellas, read our St. Petersburg and Clearwater page instead. There, each city sets its own rule for short stays.
What does Off Grid charge to manage a home in Tampa?
We quote each house on its own, after we have seen it. A one bedroom condo downtown and a four bedroom house on Davis Islands are not the same work. We tell you the fee and what it covers before you sign. The fee is written into the agreement.
