Airbnb property managementacross Florida.

Off Grid VIP is a co-host and management company for luxury homes in Florida. You keep your own Airbnb and Vrbo listing, and the platform pays you. We set the prices, answer the guests, book the cleaners and the repairs, and send you a statement each month. Each county and city writes its own rules for short stays, and often the association does too. So each market we work in has its own page with its own rules.

The short answer

Off Grid VIP is an Airbnb management company for Florida homes, and it works as a co-host. The listing stays in your name and the platform pays you. We run the home day to day: the prices, the guests, the cleaning, the repairs and the monthly statement.

Where wemanage.

  • Hillsborough County

    Tampa Bay

People come to Tampa for a game, a convention, a wedding or to see family, more than for the beach. Many of them arrive on a weekday, so we price weekdays to book. You keep your own Airbnb account and your own payouts.

  • Pinellas County

    St. Petersburg and Clearwater

Each city in Pinellas County sets its own rule for short stays. Two houses a street apart can fall under different limits on how short a stay can be. So we find the rule for your address before we talk about the house.

  • St. Johns County

    Ponte Vedra Beach

Most owners we talk to here live hours away. The house is a second home or the old family home. With us, you do not have to drive down when something breaks.

  • Sarasota County

    Sarasota

Siesta Key and Longboat Key fill from January into April. Visitors come down from the cold states. Many owners live the same way: here for the winter, gone by June. We keep the house booked and cared for while you are away. When you are here, we stay out of your way.

  • St. Johns County

    St. Augustine

St. Augustine fills on the weekend. Families drive in from Jacksonville and Orlando for the old town, a wedding or the holiday lights. The beach houses on Anastasia Island fill all summer. We price each weekend on its own. We look after the house on the days between.

Also taking homes in Anna Maria Island, Destin and 30A, Panama City Beach, Fort Myers Beach, Marco Island, and Orlando area.

Short‑term rental management, from the Panhandle to the Keys.

We work as a co-host, not as the host of record. The listing, the reviews and the payout stay on your own accounts.

Our fee is tied to what the home earns, so a slow month costs you less. The agreement you sign sets it.

Because the platform pays you and not us, we bill you for the fee. The statement for each month arrives within the first ten days of the next one. It shows what the home earned and what you owe us.

The state

Florida DBPR and Department of Revenue

A home listed on Airbnb or Vrbo needs a Florida vacation rental license. The state licenses a home rented over three times a year for under 30 days or a calendar month. Each stay of six months or less carries sales tax, paid to the Department of Revenue.

This is a summary for owners, not legal advice. Confirm with the county or city before you list.

Is Airbnb legal in Florida?
Yes, in most places. The state licenses short-term rentals through the Department of Business and Professional Regulation and taxes each stay. The city or the county then decides whether a home can take stays shorter than a month. In a condo or a planned community, the association decides too. Clearwater, for one, does not allow stays under 31 days on residentially zoned land. We check each layer for your address before we take the home on.
What does an Airbnb co-host do?
A co-host runs the listing for you from inside your own Airbnb and Vrbo accounts. The account, the payout and the reviews stay yours, so if we part ways, the listing goes on without us.
How much does Airbnb property management cost in Florida?
It depends on the home, so we quote each one after we have seen it. A one bedroom condo and a large beach house are not the same amount of work. The fee, and what it covers, is written into the agreement before you sign. To get an estimate for your home, use the audit form on this page.
Can I still use my Florida home myself?
Yes. Tell us which weeks you want and we block them before anyone can book them. The house is cleaned before you arrive, the same as before a guest. We price and rent the weeks you do not use.
How soon can you start managing my home?
That depends on what the home already has. A home that is already listed, licensed and registered is the quickest, because we start from the live listing. A home new to renting needs the state license and the tax registrations first, and in some counties a county registration too. After the first call we tell you what is missing, and we gather what each application asks for.
What happens to a guest booking when a hurricane is coming?
We contact every guest with a stay in the storm window and move or cancel the booking. If there is time, we ask your vendor to secure the house. St. Johns County requires a registered rental to be emptied once a hurricane warning is posted, and we follow the rule wherever one applies. Once it is safe, we send a vendor to look at the house and tell you what they found.
Who pays the taxes on a Florida vacation rental?
The guest pays them as part of the booking. Each stay of six months or less carries Florida sales tax and, in most counties, a tourist development tax. Airbnb collects some of these for some listings and not others. Before the first guest, we check which taxes the platform already pays for your listing and which still need to be filed.
Which parts of Florida do you manage in?
We have a page for each market we work in today: Tampa Bay, St. Petersburg and Clearwater, Ponte Vedra Beach, Sarasota, and St. Augustine. We also take homes in the other places named on this page, and we will talk about a home anywhere in the state.
