Luxury vacation rental managementin Sarasota.

Siesta Key and Longboat Key fill from January into April. Visitors come down from the cold states. Many owners live the same way: here for the winter, gone by June. We keep the house booked and cared for while you are away. When you are here, we stay out of your way.

The short answer

Off Grid is a co-host for vacation rentals in Sarasota and on the nearby keys. Your listing stays on your own Airbnb and Vrbo accounts. The platforms pay you directly. First we check which government sets the rules for your address. It may be the City of Sarasota, the county or the Town of Longboat Key. Then we set the prices, answer the guests and book the cleaners and repairs. Each month we send you a statement.

Much of what rents on the keys is a condo under an association. The association often sets its own minimum stay. On the mainland and toward Venice, more rentals are houses with pools. The keys answer to different governments. Lido Key and St. Armands are in the City of Sarasota. Siesta Key, Casey Key, Osprey and Nokomis are county land. Longboat Key is its own town with its own code. So we start with your address.

The ruleswhere your home is.

  1. The state

Florida DBPR and Department of Revenue

A home listed on Airbnb or Vrbo needs a Florida vacation rental license. The state licenses a home rented over three times a year for under 30 days or a calendar month. Each stay of six months or less carries sales tax, paid to the Department of Revenue.

  2. The county

    Sarasota County

Outside the cities and towns, most homes cannot take stays under 30 days. Shorter stays are allowed only on barrier-island land zoned for multi-family homes, and we check your address's zoning. Each stay of six months or less also carries the county tourist development tax, paid to the Tax Collector.

  3. Your address

    The city or the town

In the City of Sarasota, every stay must last at least seven full days and nights. A house in a residential district also needs a city certificate, renewed each year. On Longboat Key, a home in a residential zone rents for at least 30 days or a calendar month.

This is a summary for owners, not legal advice. Confirm with the county or city before you list.

My Siesta Key condo association has its own rental rules. Which ones apply?
Both apply, and the stricter one governs. A declaration can set a longer minimum stay or cap the rentals each year. On Siesta Key, the county's own limit may already be the stricter one. We read your association's rules before we quote and tell you what they allow.
Does a vacation rental inside the City of Sarasota need a certificate?
Yes, if it is a one to four unit home in a residential district. A home the owner lives in, a condo and a cooperative do not need one. Neither does a home rented for 30 days or more. The certificate is renewed each year with an inspection, and its number goes on every listing.
I head north for the summer. Who keeps watch on the house while I am gone?
Guests text us, and the cleaner tells us what they see at each turnover. If the house will sit empty for weeks, we agree with you on who checks it and how often. We leave the air conditioning on between stays to keep the humidity down. We call you the same day if something needs your decision.
What does a slow August do to what I pay you?
It lowers it, because our fee is tied to what the home earns. In late summer we price for families and long weekends. We would rather fill a week at a lower rate than wait for March prices. Winter is the busy season, so we open those months for booking early.
What do you do with guests on the island when a storm is coming?
We move them off early, because everyone leaves a barrier island over the same few bridges. When a storm is forecast, we contact each guest in the window and move or cancel the stay. If there is time, a vendor puts up the shutters and brings in the outdoor furniture. Once the bridges reopen, a vendor checks the house and we tell you what they found.
Can my Longboat Key or Venice home take stays under a month?
On Longboat Key, a home in a residential zone rents for at least 30 days or a calendar month. A home in a tourism zone may take shorter stays. So may a home with an older tourism use the town still recognizes. Venice has its own code, and we check it for your address before you sign.
