Luxury vacation rental managementin St. Augustine.

St. Augustine fills on the weekend. Families drive in from Jacksonville and Orlando for the old town, a wedding or the holiday lights. The beach houses on Anastasia Island fill all summer. We price each weekend on its own. We look after the house on the days between.

The short answer

Off Grid is a co-host for vacation rentals in St. Augustine and the beaches around it. Your listing stays on your own Airbnb and Vrbo accounts. The platforms pay you directly. First we check who sets the rules for your address and what its zoning allows. It may be the City of St. Augustine, the City of St. Augustine Beach or St. Johns County. Then we set the prices, answer the guests and book the cleaners and repairs. Each month we send you a statement.

  8. Vilano Beach

The old town and Anastasia Island are two different markets. Houses in the historic district and Davis Shores sit close to the downtown plaza. Both areas are inside the City of St. Augustine. These houses suit couples and weekend visitors where zoning allows a short stay. Houses on Crescent Beach and Vilano Beach suit a family's beach week. Some owners live in town and rent while they travel. Others keep the house for their own weekends. We build the calendar around your own use.

The ruleswhere your home is.

  1. The state

Florida DBPR and Department of Revenue

A home listed on Airbnb or Vrbo needs a Florida vacation rental license. The state licenses a home rented over three times a year for under 30 days or a calendar month. Each stay of six months or less carries sales tax, paid to the Department of Revenue.

  2. The county

    St. Johns County

Outside St. Augustine and St. Augustine Beach, short stays need a county registration, renewed every 12 months. It covers homes east of the Intracoastal, including Vilano, Crescent and Butler Beach and the rest of Anastasia Island. Each stay of six months or less carries the county tourist development tax, private homes included.

  3. Your address

The City of St. Augustine, or the beach city

Short stays are allowed in parts of the City of St. Augustine, with a yearly city registration. The zoning district sets the shortest stay, and we check your address's zoning. The fire department inspects every rental each year.

This is a summary for owners, not legal advice. Confirm with the county or city before you list.

Owners inSt. Augustine ask.

New to the model? Start with what a co-host does.

Can a house in St. Augustine's historic district take short stays?
Sometimes. The city sets the shortest stay by zoning district, not by street. Some districts allow one stay a week, some require a month or longer, and others allow nightly stays. We check your address's zoning on the first call and tell you what it allows.
Is my home under the city, St. Augustine Beach or the county?
It depends on where the lot sits, not on the mailing address. A St. Augustine address can belong to the city, to St. Augustine Beach or to the county. Each keeps its own registration, and St. Augustine Beach has its own code. We look up your address first, then prepare the registration it needs.
What will my guests be told if a hurricane heads for the coast?
Guests in a county-registered rental must leave once a hurricane warning is posted. Our house rules say so, and we move guests just as early inside the cities. When a storm is forecast, we contact each guest and move or cancel the stay. Bridge traffic off Anastasia Island and Vilano Beach backs up fast, so we act a day early.
How do you price the big weekends in St. Augustine?
We price each big weekend on its own. The holiday lights, festivals, wedding season and long holiday weekends sell out early, so we raise those rates early. A Tuesday in September is a different market. We price it lower to fill it.
We still use the house on weekends ourselves. Can it earn anything?
Yes, once we agree on which weekends are yours. We block them before anyone can book. We rent the weekdays and the weekends you do not use. Weekends earn the most here, so we show you what each kept weekend costs, and you decide.
How many guests can stay in a county-registered home?
Two guests per sleeping room or common area, up to ten. Children twelve and under do not count. A unit in a multi-family building under an association is exempt from these county rules. We set your listing's guest limit to match.
