Luxury vacation rental managementin St. Petersburg and Clearwater.
Each city in Pinellas County sets its own rule for short stays. Two houses a street apart can fall under different limits on how short a stay can be. So we find the rule for your address before we talk about the house.
The short answer
Off Grid is a co-host for vacation rentals in St. Petersburg, Clearwater and the Pinellas beach towns. Your listing stays on your own Airbnb and Vrbo accounts. Airbnb and Vrbo pay you directly. In Pinellas County, the city decides whether a home can take stays under a month at all. So we check that rule for your address first. Then we set the prices, answer the guests and book the cleaning between guests. Each month we send you a statement of what the home earned and the fee you owe us.

The season here runs the other way from Tampa. Winter is full. Spring break brings big groups. Summer is families. A beach house at Indian Rocks and a bungalow in the Old Northeast want different guests and a different calendar.

The state
Florida DBPR and Department of Revenue
A home listed on Airbnb or Vrbo needs a Florida vacation rental license. The state licenses a home rented over three times a year for under 30 days or a calendar month. Each stay of six months or less carries sales tax, paid to the Department of Revenue.
The county
Pinellas County
Each stay of six months or less also carries the county's tourist development tax. Outside the cities, the county permit called a Certificate of Use applies. Inside a city, the city's own rules apply, not the county's.
Your address
Each city's own code
In Pinellas County, your city decides the rules. Clearwater does not allow stays under 31 days on land zoned residential. St. Petersburg allows stays under 30 days at most three times in 365 days. Our Pinellas guide sets out every city's rule with its official source.
This is a summary for owners, not legal advice. Confirm with the county or city before you list.

Owners inSt. Petersburg and Clearwater ask.
New to the model? Start with what a co-host does.
- Can I rent my Clearwater Beach home by the night?
- Only if the lot's zoning allows it. On land Clearwater zones residential, every stay must be 31 days or longer. The tourist districts on the beach are zoned differently. We look up your lot's zoning before we talk about rates. That check takes us a day.
- Which Pinellas beach cities allow short stays?
- Each city has its own rule. Some allow short stays only in certain districts. Some set a minimum stay, and some set none. Our Pinellas guide covers each city, with a link to its own code.
- My St. Petersburg home can only be rented short term a few times a year. Is it worth managing?
- Often yes, but mostly for stays of a month or longer. St. Petersburg allows stays under 30 days at most three times in 365 days. We book the longer stays for winter visitors, people between houses and traveling nurses. If a long lease would pay you more, we tell you.
- Do you handle hurricane preparation for a beach house?
- Yes. When a storm is coming, we contact every guest with a stay in the window and move or cancel the booking. If your house has them, we ask your vendor to put the shutters up and bring the furniture in. After the storm, a vendor checks the house and we tell you what they found.
- What does Off Grid charge to manage a home in Pinellas County?
- We quote each house on its own. First we look up the rule at its address, because that decides how short a stay can be. Then we tell you the fee and what it covers, before anything is signed.
