Luxury vacation rental managementin Ponte Vedra Beach.

Most owners we talk to here live hours away. The house is a second home or the old family home. With us, you do not have to drive down when something breaks.

The short answer

Off Grid is a co-host for vacation rentals and second homes in Ponte Vedra Beach and the beaches around it. Your listing stays on your own Airbnb and Vrbo accounts. Airbnb and Vrbo pay you directly. We prepare the county registration if your home needs one, and we set the prices. We answer the guests and book the cleaners and repairs. Each month we send you a statement.

Where we workin Ponte Vedra Beach.

  1. Ponte Vedra Beach
  2. Ponte Vedra
  3. Palm Valley
  4. Nocatee
  5. Jacksonville Beach
  6. Neptune Beach
  7. Atlantic Beach

This is the Atlantic side, and it is quieter than the Gulf. People come for golf, a week on a wide beach, or a wedding or graduation in Jacksonville or St. Augustine. Many of the houses are still used by the family that owns them. So we block your weeks first and rent around them.

The ruleswhere your home is.

  1. The state

Florida DBPR and Department of Revenue

A home listed on Airbnb or Vrbo needs a Florida vacation rental license. The state licenses a home rented over three times a year for under 30 days or a calendar month. Each stay of six months or less carries sales tax, paid to the Department of Revenue.

  2. The county

    St. Johns County

A short-term rental outside the cities and east of the Intracoastal Waterway, on the beach side, needs a county registration. The county renews it every 12 months and sets limits on guests and parking. Each stay of six months or less also carries the county's tourist development tax. Private homes pay it too, not only hotels.

  3. Your address

    Checked before onboarding

In the Duval County beach cities, the rules depend on the exact address. That covers Jacksonville Beach, Neptune Beach and Atlantic Beach. We check the rules for your address before we take the home on.

This is a summary for owners, not legal advice. Confirm with the county or city before you list.

Owners inPonte Vedra Beach ask.

New to the model? Start with what a co-host does.

I live hours from my Ponte Vedra house. Who is there when something goes wrong?
Our team is. Guests text us, not you. If the air conditioner stops at nine at night, we send a local repair company we use. You read about it in the monthly statement. If a repair costs more than the limit your agreement sets, we call you the same day.
Can I still use my second home for my own family weeks?
Yes. Tell us the weeks and we block them before anyone can book them. We have the house cleaned before you arrive, and that cleaning shows on your monthly statement. We price and rent every week outside those.
Does my Ponte Vedra Beach home need to be registered with St. Johns County?
Yes, if three things are true. It sits outside the cities, it is east of the Intracoastal, and no exemption applies. Exempt homes include those west of the waterway, the owner's own homesteaded main home, and units in an association building. We gather what the application asks for: a sample rental agreement, a local business tax receipt, the state license and the sales tax certificate. The county renews the registration every 12 months.
How many guests and cars can a registered home take?
The county allows two guests per sleeping room or common area. Children twelve and under do not count. It requires one off-street parking space for every three guests and a posted notice by the main door. We set your listing's limits to match.
How do you look after a house through hurricane season?
We start with the guests, because the county requires a registered rental to be emptied once a hurricane warning is posted. We contact each guest, move or cancel the stay and make sure they are out. If there is time, we ask your vendor to secure the house. After the storm, a vendor checks the house and we tell you what they found.
Is a home in Nocatee or Jacksonville Beach covered too?
Yes, we cover Ponte Vedra, Nocatee and the Jacksonville beaches, but the rules differ. Nocatee is west of the Intracoastal, so the county registration does not apply there. The Duval beach cities each have their own code. We look up the right one for your address.
