Privacypolicy.

Off Grid (“we,” “us,” or “our”) respects your privacy and is committed to protecting your personal data. This Privacy Policy explains how we collect, use, store, and safeguard your information when you visit our website or use our services.

We collect only what you choose to give us. This site has no account system and no login. The information you can send us comes from four inquiry forms: three on our Partner With Us page, and one for guests planning a stay.

• Personal Information: name, email address, phone number, and the contact details you provide through our forms or inquiries.
• Property Information: location, type, bedroom count, current listing status, revenue, a listing link, and estimated value of properties submitted through our partner forms.
• Stay Information: the residence you are asking about, your dates and party size, and anything else you choose to tell us.
• Usage Data: we measure how the site is used and how quickly it loads, described in full in section 6. On this site it is counted, not attributed: we do not build a profile of your browsing and we cannot connect it to you or to your inquiry. Our advertising pages work differently, and section 6 says how. Your inquiry itself stores what you typed into the form and nothing more. We do not record your IP address against it, and we do not attach a tracking identifier to it.

The home page also offers a subscribe box. It asks for a name and an email address, and it sends both to us directly, into the same place as an inquiry. There is no mailing list platform behind it yet, so nothing is sent to you until there is; until then it is a list of people who asked to hear from us.

Some information is collected automatically when you open a page, without you typing anything: which pages you look at, roughly where you are, what device and browser you use, and a record of how you moved around the page. Identifiers are stored in your browser to do it. Section 6 says exactly what is collected, by whom, and how to stop it.

We do not ask for payment details on this site, and we do not knowingly collect sensitive categories of personal data.

The referral form asks for the name and contact details of a property owner you are introducing. If you submit those details, you confirm you are entitled to share them with us for this purpose. We use them only to reach out to the owner about their property, on your introduction, and we will tell them how we came to have their details if they ask.

We use your information to:

• Respond to inquiries and provide our concierge and property management services.
• Process partnership and investment inquiries.
• Improve our website, services, and user experience.
• Send relevant updates and communications (you may opt out at any time).
• Comply with legal obligations and protect our rights.

Your information is used to respond to you and to manage your inquiry, and for nothing you have not asked us to do.

We do not sell your personal information, and we do not share it for advertising. We use these providers to run the site, hold inquiries, draw our map and measure how the site is used:

• Vercel hosts and serves this website, and also provides the usage and performance measurement described in section 6.
• Supabase is where your inquiry is stored and managed.
• Meta provides the advertising measurement on our apply.offgridvip.com pages, described in section 6. It receives which of those pages you opened, not what you typed into them.
• Google provides Google Analytics, which counts visits and how people move through the site, described in section 6. It receives which pages you opened, your approximate location, and an identifier it stores in your browser.
• Microsoft provides Clarity, which records a replay of your visit to this site, described in section 6. Anything you type is hidden from the recording before it leaves your browser.
• Mapbox draws the map on our Plan a Stay page. Your browser loads it directly when you open that page, so Mapbox receives your IP address and a record of the map tiles you request, and it stores an identifier in your browser to count map loads. It is used nowhere else on this site.

Vercel and Supabase process information on our behalf, under agreements that limit them to that purpose. Google, Microsoft and Mapbox are contacted directly by your browser when a page loads. If we add another provider that handles your information, we will name it here before it does.

One other party can see something, and it is not a provider. If a referral partner introduced you, or you reached us through their link, that partner can see that an inquiry came from you: the name on it, the date it arrived, and a short summary of where the conversation stands. They do not see your email address, your phone number, or anything you wrote in the message, and they see no inquiries but their own.

If we go on to manage a residence for you, that partner also sees the record of what we pay them for the introduction: the name of the residence, the kind of payment it is, the month it covers, the management fee we collected from you for that month, the percentage of that fee they earn, the amount, where it stands, the dates we approved and paid it, and a short note if we ever have to take it back. If that partner was themselves introduced to us by another affiliate, that second affiliate is paid a share and sees the same record for the same reason. They do not see your bookings, your guests, your revenue, or how and where we send that money.

That partner also sees which residences we have credited to them: the name of the residence, the date it started under our management, the date that management ended if it has, the date their own credit took effect, whether a statement for that residence has been unpaid for more than thirty days, because their annual bonus depends on it, and whether we have ever collected a management fee on it, because part of what they may earn depends on that too. They do not see the address, the access details, the amount or date of any statement, or anything else about how a residence is run, and a residence whose credit later moves to another partner stops appearing to them.

We measure how this site is used, and this section says exactly how. We do not sell what we measure and we do not combine it with your inquiry. Some of the identifiers set here do belong to advertising systems, and this section says which. Our advertising pages at apply.offgridvip.com are a separate matter, and the end of this section says what happens there.

Google Analytics counts visits. It records which pages you opened and in what order, the site you arrived from, your browser, device type and operating system, and an approximate location. It stores an identifier in your browser so that several pages in one visit are counted as one visit rather than several, which means Google can recognize a return visit from the same browser. We set it to report the page address without the part after the question mark, so what you type into a search box does not travel with it.

Microsoft Clarity records a replay of your visit: where you moved and clicked, how far you scrolled, and where you hesitated. We watch these to find the places the site confuses people. Anything you type is hidden before the recording leaves your browser — form fields and page text are masked, so a replay shows that you filled a field, never what you put in it.

Clarity stores identifiers in your browser, and some of them are Microsoft advertising identifiers that it shares with Bing. We do not use them to advertise to you and we run no ads on this site, but Microsoft receives them and may use them under its own terms. If that is not acceptable to you, blocking third-party cookies stops it, and the opt-outs at the end of this section apply.

Two more measurements run through Vercel, and neither uses a cookie. Web Analytics counts page views using a value derived from the request that is discarded after 24 hours, so return visits are not linked together. Speed Insights records how fast pages load: the page, your connection speed, browser, device and country only.

The map on our Plan a Stay page stores a Mapbox identifier to count map loads, and loads only when you ask to see it.

How to turn this off. A browser set to block third-party cookies stops most of it. Google publishes a browser add-on that opts you out of Google Analytics everywhere. Microsoft describes your choices for Clarity in its privacy statement. None of this affects your inquiry or how we answer it.

If we add another provider that measures or tracks anything, we will update this section to say what is measured and how, before it is switched on.

If you arrive through a referral partner’s link, we store that partner’s referral code in your browser for 180 days so the introduction can be credited to them. It is a first-party record, it is not shared with advertisers, and it does not track you on other sites. Clearing your browser storage removes it. What that partner can then see about your inquiry is set out in section 5.

Our advertising pages. If you reach us through a Facebook or Instagram ad, you arrive at apply.offgridvip.com, a separate set of pages from this site. Those pages carry the Meta pixel, and they are the one place we allow advertising tracking.

The pixel tells Meta which of those pages you opened and when, along with your IP address, your browser, and an identifier Meta stores in your browser. Meta may connect that to your Facebook or Instagram account, and may use it to measure our ads, to show you our ads again, and to reach people with similar interests. We use it to see which ads bring genuine inquiries.

The answers you type into that form are not sent to Meta. They reach us through the form itself, and they are kept out of the address of the page, so the pixel has nothing to report. Those pages also count page views through Vercel Web Analytics, exactly as described above.

How to opt out. You can turn off interest-based advertising from many companies at once at aboutads.info/choices and youronlinechoices.eu. You can also change what Meta uses in your Facebook or Instagram ad settings, and a browser set to block third-party cookies will stop most of it. None of this affects your inquiry or how we answer it.

We implement industry-standard security measures to protect your data against unauthorized access, alteration, or destruction. However, no method of transmission over the internet is 100% secure.

We keep inquiry information for as long as we need it to respond to you and, where a relationship follows, for as long as that relationship and our record-keeping obligations require. When we no longer need it, we delete it or remove what identifies you. You can ask us to delete your information sooner using the contact below.

You have the right to:

• Access, correct, or delete your personal information.
• Withdraw consent for marketing communications.
• Request a copy of the data we hold about you.
• Lodge a complaint with a data protection authority.

Our website may contain links to external sites. We are not responsible for the privacy practices or content of those sites.

This site and our services are intended for adults. We do not knowingly collect information from anyone under 18.

We may update this Privacy Policy from time to time. The latest version will always be posted on this page with the effective date. Material changes will be made clear.
